Waikiki Project, also known as โ€œGarvey Earleโ€ mixed-use development located in Rosemead, CA; completed September 2022. Type V construction with one podium Type I subterranean parking and one podium first floor commercial parking, with three levels of residential units, manager office, restaurant/retail space, outside courtyard for residents, and several luxury pent style apartments. BCI was involved in the project from the early stages of design development participating in constructability review, budgeting, design, permitting, city clearances, financing and construction. Scope of work included all necessary construction trades, including and not limited to all necessary trade/building inspections, coordination with city municipalities, such as City of Rosemead, Edison, and Rosemead Fire Department. Instructmental in resolving design discrepancies and field related issues. Obtained Certificate of Occupancy. Convert the entire 2nd level completed units into multiple 2, 3 and 4 bedroom ADUโ€™s, including significant structural and mechanical revisions.
